Some hardwood floors in commercial buildings are maintained by applying a polyurethane finish after the floor is installed. A polyurethane finish is a plastic, transparent, polymer liquid that is mopped onto the wood floor and allowed to dry as a protective solid coat.

However, many wood floors after installation are not mopped with a polyurethane finish, rather these floors are left uncoated for the janitorial service to maintain. This post describes the commercial and office cleaning technique of maintaining hardwood floors without the polyurethane finish, one of the janitorial services provided by professional cleaners.

The following equipment and supplies are required: a standard speed buffer, drive pad that attaches to the locking clamp to the underside of the head of the buffer, steel wood pad, and soft paste wax.

The furniture is removed from the floor. The steel wool pad is place under the drive pad of the buffer. Small splotches of soft paste wax are placed on the floor spaced about six feet apart. As the buffer passes over the splotches of paste wax, the steel wool pad evenly spreads the splotches of paste wax over the surface of the floor, buffing the paste wax into the fiber of the wood.

After all of the splotches of paste wax have been buffed into the floor, the floor machine is turned off. The steel wool pad is turned over. The floor is buffed again.

As the floor is buffed again, the dry side of the steel wool pad dries the paste wax in the fiber of the wood and polishes the wood at the same time. The hardwood floor now is dry and has a polished veneer glossy look, but not slippery. The floor is dust mopped, and the furniture is returned.
